Noel in the News: why the Bank of Mum and Dad is getting cautious

Noel Whittaker opens his October newsletter on a cautious note — and then reminds us that a wary market cuts both ways.

The backdrop, he argues, is debt. Governments around the world are carrying enormous borrowings, and there are only three ways out of that: cut spending, raise taxes, or generate much stronger economic growth. The first two are politically unpopular; the third is far easier to say than to do. Meanwhile the bond market is pointing towards higher interest rates rather than lower ones.

Closer to home, the headlines are about falling property prices. Noel Whittaker says the agents he speaks to report vendors becoming reluctant to sell, because they know they may not get the price they had in mind. And the Bank of Mum and Dad has gone quiet too.

“Even the Bank of Mum and Dad is becoming more cautious. Parents are asking why they should help their children buy a home today if they believe it may be cheaper tomorrow.”

That hesitation has a tail. A quieter property market means less stamp duty for state governments, and less money spent on furniture, appliances and renovations — the whole small economy that sits behind every house sale.

If you are in your late forties or fifties, two things follow. If you were planning to help an adult child into a home, the timing question is now genuinely open rather than obvious, and it is worth talking through properly before the money moves. And if a property — the family home, or an investment — was quietly doing a lot of the work in your retirement plan, a flat or falling market is worth building into your thinking rather than assuming away.

His closing point is the Francis Bacon line he leads with: adversity is not without comforts and hopes. Markets and circumstances change, and opportunities tend to turn up where nobody is looking. The job in the meantime is simply to understand what is happening and keep a sense of perspective.
